Special Assessment for Arterial Street Construction

Arterial street special assessment costs are capped by city policy. These special assessment caps are categorized according to location of the property in relationship to 45th Street and 52nd Avenue South (fronting or non-fronting property) and zoning class [single-family, multi-family, and all other zones (commercial, industrial, office, etc.)].

Direct Fronting Properties
Single-family  $140/FF 
Multi-family $170/FF 
All others  $220/FF 

 

Non-Direct Fronting Properties
Single-family  $15/FF 
Multi-family $20/FF 
All others  $25/FF

These estimated assessed costs pertain to paving, street lights, traffic signals, signing, pavement marking, tree planting and landscaping. Sanitary sewer, water main and storm sewer costs will also be special assessed based on actual costs yet to be determined.

The assessed costs listed above are based on current city policy. The actual assessed amounts may vary according to the type of improvements needed along the corridor and the funding policies in effect at the time of the creation of the assessment district.  Future creation of the assessment district will include a Resolution of Necessity declared by the City Commission which will include a 30-day protest period.
